What is a Phase 3 Remediation Scheme?

Phase 3 remediation schemes are written following completion of both Phase 1 and Phase 2 site investigations.

The purpose of a phase 3 remediation scheme is chiefly to provide instructions to the client/developer/builder, on how to isolate receptors from the sources of contamination identified in the Phase 2 investigation.

This is generally done via an options appraisal, where numerous options are considered, followed by selection of the most appropriate option based on the site conditions and development proposals.

Perhaps the most common type of remediation is “cut-and-cover.” This involves the removal of contaminated soil (often 600mm in private garden areas), emplacement of a high visibility geotextile membrane, followed by 600mm of clean topsoil.
